05 — Planned Maintenance
Planned Maintenance
Scheduled servicing and live compliance reporting, backed by reactive callout cover — so small issues get caught before they become expensive ones.
What this covers
Scheduled preventative servicing
Planned visits set around the equipment's actual service requirements and your operating hours.
Compliance reporting
Service records and compliance documentation kept current, so audits don't become a scramble.
Reactive callout
Priority attendance for contract clients when something fails between planned visits.
Flexible contract terms
Contracts scoped to the estate — single site through to multi-site national portfolios.
How often does a system legally need a leak check?
The F-Gas Regulation sets the interval by the refrigerant charge expressed in tonnes of CO₂ equivalent. Same kilograms, different gas, different answer — so it's worked out per unit.
| Charge (tCO₂e) | Check interval | With fixed leak detection | R32 charge (GWP 675) | R410A charge (GWP 2,088) |
|---|---|---|---|---|
| Under 5 | None required | — | Under 7.4 kg | Under 2.4 kg |
| 5 – 50 | Every 12 months | Every 24 months | 7.4 – 74 kg | 2.4 – 24 kg |
| 50 – 500 | Every 6 months | Every 12 months | 74 – 740 kg | 24 – 239 kg |
| 500 and over | Every 3 months | Every 6 months | 740 kg and over | 239 kg and over |
Why it matters: a typical office cassette on R410A crosses the first threshold at about 2.4 kg, so most commercial systems need at least an annual check. Hermetically sealed systems under 10 tCO₂e and labelled as such are exempt. Thresholds per the GB F-Gas Regulation as retained.
What a service visit typically covers
Indoor unit
Filters cleaned or replaced, evaporator coil inspected, fan checked, condensate tray and pump flushed and the drain proved to discharge.
Outdoor unit
Coil cleaned, fan motor current recorded, contactors and capacitors inspected, mounting and clearances confirmed.
Refrigerant circuit
Operating pressures and temperatures logged, electronic leak detection across the joints, and the F-Gas record updated.
Performance and report
Return and supply air temperatures measured and compared with commissioning figures. A falling ΔT is usually the first sign of a problem nobody has noticed yet. Report issued per unit.
Typical sectors
Retail estates, managed offices, healthcare facilities, schools and multi-site commercial portfolios.
Worth knowing
Maintenance contracts are available on systems AMAC didn't originally install, subject to an initial condition survey.
