What a proper survey looks at

Heat gain

Floor area, glazing and orientation, occupancy, lighting, equipment and fresh air. Sized to the peak, not the average, so the system isn't short on the day it matters.

Electrical capacity

Incoming supply, spare ways on the board and cable routes. Found at survey, not on install day.

Pipe and condensate routes

How far the refrigerant pipe runs, how many bends, and where condensate drains to. Long or lifted runs affect capacity and are allowed for.

Outdoor unit position

Airflow clearance, noise to neighbours, planning considerations and access for maintenance — and whether it needs a frame, a cage or a roof check.

Typical sectors

Offices, retail, healthcare, education, data and comms rooms, industrial units, and high-specification residential.
